Vigia Fractional Freehold

In addition to outright purchase, an increasingly popular way to own property is through the Vigia Group’s Fractional Freehold Ownership.

Villas and village houses that would otherwise have been sold outright by Vigia can now be purchased in Twelfth, Four Season or Quarter Shares (1, 2 or 3 months). The properties are registered with the Portuguese Land Registry and secured by title deeds.

Your home is purchased on a freehold basis. You buy a share in a UK Company, which owns the Freehold, entitling you to the full rights of ownership and exclusive use of your property during the month, or months you have purchased. You don’t need to worry about finding co-owners as Vigia take care of this for you.

An Annual Management Fee covers much of the running costs such as rates, insurance, utilities, standing charges for water and electricity, administration, periodical external painting, maintenance of communal pools and areas, while a Sinking Fund provides for future refurbishment when necessary.

Having the full rights of ownership includes selling or renting to others, as well as the option of upgrading to an outright property when your lifestyle and commitments allow.

Vigia Owner Services will ensure your property is regularly inspected, cleaned and fully maintained to the highest standard, whilst attending to all invoice payments on your behalf.

For those who wish to receive an income from their investment, a letting service is available with a choice of schemes. These range from a maximum return under a guaranteed contract, to rentals on an ad-hoc basis.

Lettings are generated through a vigorous marketing programme in the family holiday, golf, spa, tennis and bowls sectors through a variety of European tour operators, as well as our own direct booking service.
